Older Gables homes, older bathrooms
A Gables bathroom from that era usually shows its age the moment the old tile comes off the wall. The city grew around Mediterranean Revival architecture and has protected historic homes since 1973, so many houses still carry their original character on the outside and a tired bath on the inside. We keep the new room in step with the house: arched openings stay where they are, and we help you pick tile and trim that suit the period instead of fighting it.
Behind the walls, houses older than 1975 often still have cast-iron drains. We open the floor, camera-inspect the line we can reach and price any replacement in writing before we touch it.
The primary bath
Most of the money in a Gables home goes into the primary bath: a walk-in shower with frameless glass, a double vanity and large-format porcelain on the floor and walls. We check the walls for flat and plumb before ordering big tile, because large porcelain needs a flat base and near-full mortar coverage in the shower. The full primary bathroom remodel scope lists what that price covers.
Permits from the City of Coral Gables
Coral Gables handles a bathroom remodel as an interior build-out or remodel permit, with plumbing and electrical sub-permits required and a mechanical one when the fan or its duct changes. The city asks for existing and proposed floor plans plus trade drawings that match the scope, and it wants the Notice of Commencement before the first inspection. Our permit guide for Miami bathrooms walks through the exemptions and the rest.
For a condo or a home inside an association, Gables also wants the association's approval letter, including the sound-control material that goes under the new floor. Tower owners can compare notes with our Brickell condo bathroom page.
Frequently asked questions
Will a modern bathroom look out of place in a Mediterranean Revival house?
Not when the materials follow the house. Arched niches, a tile border at chair height and warm grout tones sit well next to old plaster, and the shower behind them can still be fully modern.
Why does Coral Gables want floor plans for a bathroom remodel?
The city reviews the existing layout against the proposed one so the plumbing and electrical sub-permits match the actual work. We prepare those drawings as part of the job.
Can the original drains stay in a 1930s Gables house?
Sometimes. We run a camera through the line after demo, and when a section is cracked or scaled shut we show you the footage and quote the replacement, which then goes under permit.
