What the price covers
The price covers the whole room, from the first swing of the hammer to the last wipe of the mirror. We demo the old tile and drywall down to the studs, haul the debris away and protect the hallway floor on the way out. Then the plumbing and electrical rough-in goes in, the wet area gets waterproofed and we set new tile on the walls and the floor.
On top of that you get a new tub or shower, a new toilet, a standard vanity with its top and faucet, new trim on the valve, paint on the dry walls and a clean room at the end. The layout stays where it is today. Moving the toilet or the drain to another wall changes the plumbing, needs a permit and gets priced in writing before we start.
Two things are never in a fixed price because nobody can see them until the old tile comes off. Rotted framing, old leaks or a failed drain line behind the wall get photographed, shown to you and quoted before we fix them. Tile beyond what the room needs is billed at $24 per sq ft.
| Job | What it includes | Price |

| New vanity, top and faucet | A standard 30 to 36 in vanity with top, sink and faucet, connected to the existing supply and drain. | $2,400 installed |

Labor and materials included, in US dollars, October 2026. Each bathroom job has one fixed price for the scope written next to it. A new vanity and frameless glass are added at a fixed price each. Tile beyond the standard layout is priced per square foot. Plumbing and electrical work is done by licensed trades and permits are pulled when the job needs them. Rot, mold or old pipes found behind the walls are priced before we fix them.

Tub or shower in a hall bath
Keep the tub when the hall bath is where the kids get bathed, or when it is the only tub in the house. A new tub with a tiled surround to the ceiling looks nothing like the old one and costs the same as a shower inside this package.
Go for a shower when nobody in the family uses the tub anymore. Swapping a 5 ft tub for a shower of the same footprint opens the room and makes it easier to step in. When the shower is the only part you want to change, our tub to shower conversion service is the smaller job. Either way, the wet area is waterproofed before tile, as we explain in the shower waterproofing guide.
Tile for a small room
Porcelain is what we set in most guest baths, because it does not soak up water and handles Miami humidity well. Around the tub or shower, the tile runs at least 6 ft up the wall, and we usually take it to the ceiling so there is no painted strip to peel.
In a room this size, bigger tiles on the floor mean fewer grout lines to scrub. A 12 x 24 in porcelain floor tile and a lighter wall tile make a narrow hall bath feel wider. For more layout tricks on tight floor plans, read our ideas for small bathrooms.
The vanity and the fan
Our package includes a standard vanity 30 to 36 in wide, with a top, a sink and a faucet, hooked to the existing supply and drain lines. That width fits most hall baths in Miami houses without crowding the toilet.
We also replace the exhaust fan with one that vents straight outside, at 50 cfm or more, never into the attic.
Frequently asked questions
Can a guest bath be remodeled while we live in the house?
Yes, as long as there is a second bathroom you can use while we work. The room is closed off with plastic and we keep the dust in it, so the rest of the house stays livable.
Does the guest bath price include a new toilet?
Yes. We remove the old toilet and set a new standard one in the same spot, with a new wax ring and supply line.
What if my hall bath is bigger than 50 sq ft?
We measure it during the estimate and price the extra floor and wall area in writing. A 5 x 8 hall bath measures 40 sq ft, so it fits inside the package with room to spare.
Can you keep the old tub and only change the tile?
No. Tile has to come off down to the studs to waterproof the wall behind it, and an old tub rarely survives that. We replace the tub along with the tile so the whole surround is new.
