Measuring for a new vanity
We start with the wall width and the toilet, because the Florida code keeps at least 15 in from the toilet's centerline to the side of a vanity and asks for 21 in of clear floor in front of each fixture. In many hall baths that rule decides between a 30 in and a 36 in cabinet. We also check the door swing and the drawer pull-out, so nothing hits the toilet or the door trim.
Height is the next call, and you choose it at the visit. We measure the drain stub and the supply valves at the visit, since those set how far a new cabinet can move without new plumbing.
Tops and sinks
The price covers a top cut for the sink you pick. An undermount sink needs a stone or quartz top that can be cut and polished at the edge, while a drop-in sink works with almost any top. Vessel sinks need a taller faucet and a lower cabinet, which we sort out before ordering.
How we connect it
We shut off the water, pull the old cabinet and set the new one level and fastened to the wall. New shutoff valves, braided supply lines and a fresh trap go to the existing drain, then we run water and check for leaks under the sink. South Florida water comes from limestone and leaves scale, so we suggest a faucet with an aerator that unscrews by hand.
A floating vanity is a different job. It needs solid blocking inside the wall and a drain that comes out higher, which means opening the wall. Moving the drain or the supply lines is plumbing work for a licensed plumber and usually a permit, and a new outlet beside the mirror goes in as a GFCI-protected outlet installed by a licensed electrician. We price those separately.

A new vanity or a new bathroom
Replacing only the vanity makes sense when the tile and shower are in good shape. Once the shower is cracked or the floor tile is loose, it usually pays to fold the vanity into a hall or guest bath remodel, where a standard vanity is already part of the price. A double vanity with two sinks belongs to a larger layout, and we build it as part of a full primary bathroom.
Frequently asked questions
Does swapping a vanity need a permit?
In unincorporated Miami-Dade, putting a new vanity in the same spot is not regulated by the building code, although plumbing or electrical work tied to it can be. In the City of Miami the exemption only covers single-family homes and duplexes with no changes to plumbing, electrical or bearing walls. We check your city before ordering.
Will a new vanity line up with my old plumbing?
Most of the time, yes, when the new cabinet sits in the same place and the drain stub falls inside its back. A wider or offset cabinet can leave the drain off center, and a short trap extension handles small shifts. Bigger moves mean opening the wall, which we flag at the visit.
Can I keep using the sink while the new top is on order?
Yes. We measure first, order the cabinet with its top, and pull the old vanity only once the new pieces are on site. A custom stone top can have a lead time, so this keeps your sink working until install day.
